The 2018 update of Lexington/Fayette’s long-range plan to guide development decisions is now out in draft.  It’s time to have a look, and begin to formulate our response.

Comprehensive Plan 2018: New Priorities, New Process, … New Zoning to Follow?

  • Signage: Removing restrictions on expression, allowing new types and sizes of signs
  • ADUs: Allowing second dwellings on single-family lots
  • Shopping Centers: Allowing Hotels with small setbacks in commercial centers (B-6P)
  • Development Plans to Comply with the Comp Plan: Currently a development plan must comply with the Zoning Ordinance to be voted approval.  This revision would add that the plan must comply with relevant Comprehensive Plan goals and policies.

In October, LFUCG Planning is offering information and gathering public input on the draft of the 2018 Comprehensive Plan.  In November, the Planning Commission will hold a formal public hearing to gather testimony.  The final vote on Plan adoption will come by year’s end.

Once adopted, this plan will guide the next changes in our zoning and development for five years and more.  Increases in housing density, new nodes for commercial development, enhanced facilities for all modes of transportation — these are targeted for all of our corridors and neighborhoods, old and new.  Before the Planning Commission sets the new policies of this Plan, it’s important that they hear from our neighborhoods.  Plan on being there on October 13, and please bring friends and neighbors!
